Our FAQs
Frequently asked questions
How we quote, how we work on site, and what you need to do — the questions we answer most often.
What areas do you cover?
Based in Blackburn and covering the surrounding local area. Contact us to confirm cover for your postcode. We are based at Blackburn, Lancashire, BB1 5QR.
How do I get a price?
The same way every job here starts: a short conversation, then a survey if one is needed, then a written quote. We do not give working prices on the phone and then inflate them on the day.
What does a quotation include?
Scope of work, materials, labour, timescales and any assumptions we are making, in writing. You should be able to read it without needing us on the phone.
How quickly can you attend?
That depends on the work and the season. Tell us whether it is urgent when you get in touch and we will tell you honestly what is available.
Do you work on rented properties and for landlords?
Yes. A large share of our work is landlord-driven, including safety records, servicing, tenant turnarounds and compliance work.
How do I pay?
Payment terms are set out on the quotation before any work starts. Tell us at quotation stage if you need to discuss staged payments on a larger job.
Are you insured?
Insurance documents are available on request. The cover level is shown on every quotation.
How do I cancel or reschedule a visit?
Tell us as early as you can by phone or email and we will move the appointment. Regular cleaning customers should aim to give as much notice as possible so the slot can be refilled.
Do I need to prepare my home for a visit?
Clear access is the main thing — unlocked doors, disarmed alarms and a safe route to the work area. There is no need to clean or tidy beyond that.
What products and materials do you use?
Reputable, trade-standard materials specified on the quotation, and we will tell you the brand and finish before installation so there are no surprises.
Do I need to replace my boiler to improve efficiency?
Not always. A fabric-first assessment tells you whether insulation, controls and balancing will get you most of the way. We will tell you honestly when a repair and settings change is the better spend.
Is a heat pump suitable for my property?
Suitability depends on insulation levels, radiator sizing and how the property is used. An assessment answers that properly rather than guessing over the phone.
How often should a boiler be serviced?
Once a year is the standard recommendation, and it is usually a condition of the manufacturer’s warranty.
Repair or replace — how do I decide?
Age, parts availability, efficiency and how often it has failed all matter. We give you both options with costs before any work begins.
Will internal insulation make my rooms smaller?
It reduces floor area slightly along the insulated walls. Thickness depends on the target performance, and we tell you the trade-off before you commit.
Can it cause damp?
Badly specified internal insulation can. That is why assessment, correct vapour control and careful detailing come before any boards go up.
Do I need to move out during the work?
Usually no. Work is done room by room, and we sequence it so you keep a usable home.
How long is an EPC valid?
Ten years, unless the property is materially changed in the meantime.
Is the assessment disruptive?
No. It is a non-invasive inspection of the property, its heating and its fabric.
Can you find a leak without pulling the house apart?
Often yes. Diagnostic equipment narrows the location first so that opening up is a last resort rather than the starting point.
Do you work on unvented cylinders?
Yes. Unvented systems require specific competence and annual servicing to stay safe and efficient.
Do I need new windows or can mine be repaired?
If the frames are sound and the problem is seals, hinges or a failed glazing unit, repair is usually the sensible option.
Will repairs really make a difference to heating bills?
Eliminating draughts and cold bridging around openings improves comfort immediately, and it helps every downstream insulation measure perform better.
Do you move furniture and protect floors?
Yes. Rooms are sheeted and protected and furniture is moved and covered as part of the job.
How long do I need to wait between coats?
It depends on the product and the room's temperature and airflow. Drying time is included in the schedule we agree before starting.
Can you plaster over existing plaster?
Usually yes, if the existing surface is sound and well bonded. If it is blown or crumbly it needs to come off first.
How long before I can decorate?
New plaster needs to dry out before painting. The drying window depends on thickness and conditions, and we tell you when to start.
Do I need to provide cleaning products?
No. We bring the supplies and equipment unless you would prefer us to use your own, in which case just leave a note when booking.
Do I need to tidy before you arrive?
You do not need to clean. It does help if we have access to the property, alarms are disarmed, and personal items are picked up so surfaces can be reached.
Can I change a regular booking if something comes up?
Yes. Tell us as early as you can and we will move the visit — last-minute changes are easier to accommodate on regular visits than on one-off deep cleans.
Can you work to a completion date?
Yes. Give us the dates when you book and we sequence the work around them, including access to both properties where needed.
Can you handle the whole job end to end?
That is the point of it. Cleaning, repairs and decorating from one team, so you are not chasing several trades on the day you are supposed to be moving.
How often should the lawn be cut?
Fortnightly through the growing season suits most lawns, with weekly cuts in peak growth. We agree the frequency with you and adjust for the weather.
Do you take the waste away?
Yes. Arisings and green waste are cleared and disposed of responsibly as part of the job.
Still unsure about something?
Tell us what needs doing and we will arrange a survey and a written quotation. No working prices over the phone, no surprises on the invoice.
